  • Each year, property owners can file a grievance to lower the assessed value of their home if they have additional information that could lead to a more accurate assessment. Grievance Day is held on the third Tuesday in May. During the week prior, residents may go to the Assessor’s Office in Town Hall, or to the Town’s website for assistance with completing the grievance application and/or to help understand how particular assessments were determined.

  • Taxpayers who use their Southampton Town property as their primary residence may be allowed to exempt a portion of their home’s value from taxation. Eligibility requirements, applications, and instructions for each type of exemption can be found online.

    • After May 1, property owners are strongly encouraged to review the Tentative Assessment Roll online to obtain the latest updated assessment information. This assessment will reflect the town’s estimated value of your home as of July of the previous year.

    • Each year, tax bills are mailed by December 15 of each year. Half of the amount is due by January 10 and the second half by May 31. They can be paid in-person, online, or by mail if the postmark is made on the due date or prior. If you pay your taxes directly, rather than through your mortgage, we try to mail a reminder notice to those property owners in early May.

    • Payment Information

      Taxes are payable by cash, checks, payable to "Receiver of Taxes," drawn on a U.S. bank, money order valid in U.S. banking system and subject to collection, or online by credit cards and ACH (fees apply). Checks and ACH transactions returned by your bank for any reason will cancel your tax payment.

    • Paying your taxes online is easy through the Town’s website. A username and password are no longer required.

      You can search for your property using the address (the simplest method), the owner's last name, the tax map number, or the current bill number, all of which can be found on your tax bill.

      The cost for online payments is only $1.75 for an electronic check (ACH). Similar to other bills you may have settled, you will only require your bank account number and routing number, which are printed at the bottom of your checks. If you prefer to pay by credit card, please note that a 2.5% fee will be charged by the processing company, not the Town. Upon completing your online payment, you will have the option to print a receipt immediately.

    • Under New York State Law, property owners are still responsible for taxes on their property, regardless of whether they receive a bill.

      • To ensure we have your correct mailing address on file, please mail a mailing address change form to 116 Hampton Road, Southampton, NY 11968, fax to 631-287-5732 or deliver a copy to Town Hall. Download a change of address form.
      • You can also obtain a duplicate copy of your tax bill by visiting https://etax.southamptontownny.gov/ and choosing the 'Duplicate Tax Bill' option on the Town of Southampton Tax Payment Portal website.

    • First-half taxes paid (or postmarked) after January 10 can still be paid to the Tax Receiver, with 1% interest added to the base amount each month. Taxes paid after May 31 will incur a 5% penalty and 5% interest on the balance.

      An additional one percent will be added to the balance each month until the taxes are paid in full to the Suffolk County Treasurer’s Office. By law, the Town cannot accept any payments after May 31. Balance information at that time can be obtained from the Treasurer by calling 631-852-3000 or go to our website at www.suffolkcountyny.gov.

    • Yes. The Tax Receiver can receive partial payments in minimum installments of $200. When a payment is received, that amount is credited to your property and interest only accrues on the balance due. The Suffolk County Treasurer can also accept partial payments on delinquent taxes paid after May 31.

    • Probably not. The Suffolk County Treasurer will typically initiate tax collection procedures on vacant land after one year, and on improved properties after three years of non-payment. Even if the County does acquire a property for non-payment, there is a still time to redeem a property. As this is a procedure of Suffolk County, more information can be obtained by calling 631-852-3000.

    • Yes. Your home may be assessed at a higher value than it is worth. Lowering this amount is possible by filing a grievance. You may also be eligible for certain property tax exemptions based on whether you are a permanent residence in the Town, a senior citizen, disabled, a volunteer, or veteran.
